Virginia Beach is one city, but the market splits into clear price levels. A buyer at $300K and a buyer at $1.5M are looking at completely different neighborhoods. Here's a breakdown by level - from luxury beachfront to entry-level and rural.

LEVEL 1: LUXURY ($1M+)

North End (23451)

Northern beachfront from 42nd Street to the Chesapeake Bay. Residential, walkable beaches, fewer tourists than the Oceanfront. Average detached home $1.4M+. Quiet beach living, strong community. For clients who want privacy and water access without the resort crowds.

Sandbridge (23456)

"Virginia's Outer Banks." 4.5 miles of beach between Back Bay and the Atlantic. Secluded, dunes, second homes and rentals. Prices from $420K to $3M+ - the high end dominates. Mostly vacation and investment. For clients who want a getaway, not year-round suburbia.


LEVEL 2: UPPER-MID ($500K - $1M)

Peninsula north of the resort. Waterfront communities: Alanton, Brighton on the Bay, Laurel Cove. Strong schools (Cox, First Colonial), Whole Foods, Trader Joe's. Entry-level here starts around $500K. Upscale suburban with water access.

Princess Anne (23456)

South VB, suburban, minutes from the ocean. Tree-lined streets. 3-5 bedroom homes typically $450K-$600K. Top schools (Kellam, Landstown). Year-round homeowners and some rentals.

Pembroke / Town Center (23462)

LEVEL 4: ENTRY / AFFORDABLE (under $350K)

Lynnhaven (23452, 23453)

Near Oceana Naval Air Station. Mix of housing, strong for military relocations. More affordable than Great Neck or North End. Solid schools, family-friendly. Condos and smaller homes can land under $350K.

Green Run (23452)

Central VB, diverse housing, abundant amenities. More affordable than Great Neck or North End. Good for first-time buyers. Townhomes and smaller single-family in this range.

LEVEL 5: RURAL / LAND

Pungo / Blackwater (23457)

Rural south. Farmland, horse properties, country roads. Zoned agricultural. Large lots, wooded parcels. "Virginia country" feel, still within city limits. Prices vary by acreage. For clients who want space and privacy, not suburban density.
