Hampton Roads Home Prices by City: How Much Does a Home Really Cost in 2025?
$260K or $405K — same region, completely different market.
That's the gap between the cheapest and most expensive city in Hampton Roads right now. And most people have no idea where the deals actually are.
We pulled the latest official numbers (REIN MLS, Q4 2025) so you don't have to:
Virginia Beach — $405K (sells in 19 days. Blink and it's gone.)
Chesapeake — $400K (23 days. Still flying.)
Suffolk — $400K (42 days. Same price, WAY more time to think.)
Norfolk — $325K (20 days. Best value-to-speed ratio.)
Hampton — $300K (19 days. Under $300K is disappearing fast.)
Newport News — $276K (31 days. Still affordable — for now.)
Portsmouth — $260K (28 days. The entry point of Hampton Roads.)
Here's what's actually interesting:
Inventory jumped 11% — the most options buyers have had since 2020.
Mortgage rates hit 6.06% in January — lowest in over 3 years.
But prices are STILL climbing. Up 4% across the region.
Translation: more homes to choose from, slightly better rates, but don't expect a price drop. This market is shifting, not crashing.
